What's the difference between a pre foreclosure and a foreclosure? The difference can be thousands of dollars. Many people think they are the same thing, but there is a big difference.

The foreclosure process can take a long time. Even after the owner misses several payments and the bank starts foreclosure proceedings, it can take several months before the home is actually repossessed and put up for auction or sale. Pre foreclosures are properties that are in the final stage just before they are taken back by the bank. The owner is still in charge of the property and has possession of it. But they know if they don't catch up on their payments, the bank is going to repossess the home.

There are many benefits to buying pre foreclosures. The biggest advantage of pre foreclosures is the chance to buy the home well below market value. The owner has one last chance to sell the house before the bank takes it. They are more willing to be open to all offers, and you might be able to get the house at a huge discount off of the market value.

This is their last chance to sell the house and keep any additional money that the sale might generate. If the bank takes the home, they will sell it as quick as they can, which may mean less than what is still owed. If this happens the previous owner may still be liable for the balance. If the owner can sell it, they have the chance to walk away not owing anything.

Locating pre foreclosures may take a little more effort than finding properties that the bank already owns. Many times you don't even know that the owner is under stress to get the home sold. Check out the wording on real estate listings. If you see something like, "motivated seller" or "short sale" these are keys that the owner is willing to negotiate.
