Stopping Foreclosure Is Not Impossible

With the economy in turmoil, economic forecasters are still telling us that there is light at the end of the tunnel and that the recession is actually over. If your job is not in a sector that is showing growth, it can be hard to agree with those economic forecasters. In fact, your place of business may be continuing to show a slow-down and may even be thinking about laying people off. If your bills have been higher than your income, you may have let your mortgage payment slide. If this is the case, you may have received a notice of default from your lender. This is the precursor to foreclosure.

You may have thought that stopping a foreclosure was impossible, but that is not always the case. It may be possible that you qualify for President Obama's mortgage modification program, although most people do not qualify. What can you do to stop the foreclosure if you don't qualify for that program? One of the first steps that should be taken if you are in a position to have your home foreclosed on is to hire a competent attorney.

There are a number of lawyers who specialize in helping homeowners avoid foreclosure. You want to find one with plenty of experience, as well as a good track record. One of the first things an attorney will tell you when you are facing foreclosure is to stay in contact with your lender. If you never respond to the late notices, the lender will automatically file a claim against you. However, many lenders are willing to work with people and help you figure a way out of this problem.

Your attorney may suggest that you attempt to refinance the home for a lower payment, and sometimes a lender is willing to do this. Another option is a loan modification or even a mortgage forbearance. If your lender is not willing to go one of these directions, there are still other options and your lawyer will know ways to delay the foreclosure while you work on your other options. He understands the way banks work. A lot will also depend on the reason you are behind on your payments, for instance, if you had a serious medical emergency and had temporary loss of wages, you are in a different situation from someone who has been laid off of their job and have no current income. In any case, stopping foreclosure is not impossible, but it is best to hire some professional help to get you through this challenging time.
