Foreclosure - How to Fight For What's Yours
It used to be that foreclosure was a shameful, isolated situation for a few people. Those days are long gone. In our current economic climate they are more prevalent than any other time since the great depression. This means that information is also more available, and homeowners have more options than ever. If you want to keep your house follow these simple steps: - Hiding is not going to solve any of your problems or make them go away. You have to man (or woman) up and call the lender. It might hurt your pride, but not only does it give you more legal options, but it makes lenders more willing to work with you if they can save time and legal fees but not having to track you down. - Get a forbearance. This is a fancy way of saying extra time to pay back what you owe the lender. They may not always be under the best terms, but this options allows you to pay back the missed mortgage payments on a separate schedule, assuming you are able to continue making monthly payments on time for here on out. - Get out of jail free card. If you are extremely lucky the lender may allow debt forgiveness. This does not happen very often, and is usually reserved for those that can prove some isolated, yet catastrophic event caused them to miss payments. An extensive history of on time payments doesn't hurt your case. - Put it on my tab. Sometime lenders will allow you to take the cost of your missed payments and refinance them back into the principal of your loan. This is often simpler than a complete restructuring or refinancing of the loan. You don't actually get rid of the missed payments, but they come out of your equity and get tacked back on to the long haul, giving you short term relief and flexibility. - Call your congressman. Banks are under extreme pressure from the government to fix loans that were given under ridiculous terms, or to people that didn't have any business getting them in the first place. If your credit score or financial situation has improved since you first got the loan, you may be able to refinance under more favorable conditions.
